Local Planning Documents

  1. In the Ukiah Valley there are four concurrent planning processes now going on:
  2. Inclusionary Housing Ordinance to implement the County Housing Element. 
  3. Ordinance Amendments. 
  4. General Plan Update.
  5. Ukiah Valley Area Plan.

The Ukiah Valley Area Plan (UVAP) was put together as an outline of growth in the Valley from essentially the area covered north to south is the top of the ridge at the south end of the Valley up to Highway 20 at the North.  From east to west, it is essentially the valley floor up to the ridges on both sides.  The 400+ page Environmental Impact Report for the UVAP ( UVAP/EIR) was supposed to outline the impacts in this area.

There are several background documents that provide fuel to protect agricultural land, industrial land for living wage employment, and  flood plains. These are the current legally operative planning documents that date to 1984, Mendocino County General Plan Framework/Update which has good language.
